The Glacial Community YMCA engaged ORB Management to evaluate the viability of establishing a second location in Oconomowoc to expand membership and program offerings. YMCA leadership sought to better understand their current real estate assets and determine the appropriate level of investment—and the rationale behind it.

ORB conducted a comprehensive real estate analysis comparing the existing facility and the proposed northside site. The findings confirmed that the northside location offered strong potential to attract a substantial number of current members while relieving capacity constraints at the existing center.

To inform the YMCA board’s decision-making, ORB prepared a detailed geospatial analysis of both sites within the primary market area. This analysis incorporated factors such as population density, demographics, household income, and accessibility, enabling data-driven recommendations that aligned with the YMCA’s strategic objectives.
